Happy New Year LAmbaince!

Where did 2010 go? This has been a question I have asked myself many times since Thanksgiving.  It seems as if it were yesterday that Don and I were just celebrating New Year’s Eve 2009 now here we are facing down 2011!  Remember when you were a kid and all the “older” folks kept saying time just flies by?  When I was in grammar school I used to think there were all nuts.  Now with 58 years under my belt, I have a much greater understanding about how quickly time can pass.

Have you made any resolutions for 2011?  Each year I find myself making goals for my business.  Funny how my business goals seem to come about more frequently than my personal resolutions.  I wonder if I change the word resolution to personal goals the change in words might help me face my personal resolutions.  Hmmmmm…..food for thought.

Every day I am asked what I think will happen to the real estate market in 2011.  I have yet to formally calculate all the numbers for L’Ambiance and Pelican Bay; however I can tell you what my gut instinct tells me.  We still have a large amount of inventory to be sold in not only L’Ambiance and Pelican Bay but also in all of Naples.  The market in Naples continues to be driven by sales under $300,000.00.  The last report that came out of the Naples Area Board of Realtors for November of 2010 showed 69.88% of the entire market in Naples was under $300,000.00.

While we live in an absolutely heavenly place, the reality of the matter is that 30.12% of the market is being divvied up between all the price ranges over $300,000.00.  Out of the 7,798 closes sales made during the 12 month period ending November 2010, only 1, 127 sale were in the Naples beach area which is represented by zip codes 34102, 34103, and our zip code 34108. 

The overall market in Naples still has an inventory that could last 14 months. Pelican Bay LOW RISES have an inventory that could last 17 months.  A “normal” real estate market is considered to be one that has a 6 month inventory.  People are hoping that lower interest rates, foreclosures and unemployment figures will help the real estate market.  In my opinion this coming season is not going to be the stellar one that Realtors asked Santa  to bring to Naples. 

If you are a Seller, the only reason you should have your L’Ambiance or Pelican Bay unit on the market in 2011 is if you are experiencing any of the following:

  • Death in the family
  • Divorce
  • Failing Health
  • Financial Problems
  • Looking to upgrade or down size in Pelican Bay
